What does the application and leasing process look like?
Applying at Kabin is simple! Browse our available floorplans at https://www.liveatkabin.com, select your preferred home, and click Floorplans, select the apartment and then click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.
How long does it take for an application to get approved?
Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps.
What all do I need to apply?
To complete your application, you will need:
- A valid government-issued photo ID
- Proof of income (two-months' worth of paystubs or three months' worth of bank statements)
- Application fee of $30
What income is required to qualify?
Applicants must have a combined household income of at least 2X times the monthly rent. For example, for a $1,150 apartment, a minimum income of $2,300 per month is required.
What is acceptable proof of income?
We accept:
- Two-months' worth of your most recent pay stubs
- Most recent tax returns
- Official offer letter on employer letterhead
- Three-month's worth of your most recent bank statements
What happens if I'm approved for an apartment but my roommate is not?
If one applicant is approved and another is not, please contact our leasing office to discuss your options.
Do you offer short-term leases?
Yes, 9-11-month lease term options are available. Contact our leasing office for current availability and pricing.
What lease terms are available?
We offer flexible lease terms ranging from 9-13-months. Contact our leasing office for pricing by term length.
Is there a preferred employer program? If so, who are the preferred employers?
No, we do not have a preferred employer program at our community.
What is the notice requirement to terminate my lease?
A written notice of at least of 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.
What is your move-in process?
On move-in day, you will schedule a move-in time to pick up keys from the leasing office. All move-in costs must be paid in full before keys are released. Return your inspection form within 48 hours of move-in.
What is your move-out process?
Before moving out, please update your forwarding address in your resident portal, return all keys and fobs to the office, and ensure the home is in original condition. Deposit processed within 30 days per state law.
Do you require a security deposit? How is it determined?
Yes, a security deposit is required at Kabin. Please contact the leasing office for more information on the deposit.
Is my security deposit fully refundable?
Your deposit is refundable, minus any deductions for your final utility bill, damages beyond normal wear and tear, outstanding balances, and/or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.
Do you require renter's insurance?
No, we do not require renter's insurance at our community.
What tour options are there?
We offer:

What times are available for tours?
Tours are available during leasing office hours:
- Monday-Friday: Tours available between 10-5
-Saturday: Tours available between 10-4
- Sunday: Closed
What size apartments do you offer?
Kabin offers 1-bedroom and 2-bedroom homes ranging from 439 sq ft to 820 sq ft. Visit https://www.liveatkabin.com/ to explore all layouts.
Will I be able to see the actual apartment that I will be renting?
Absolutely -- we will do our best to show you your specific unit. If model only: We offer tours of representative model homes. Your unit will be freshly cleaned and move-in ready.
Do any of your floorplans have a den or home office space?
No, we do not have any floorplans with a den or home office space.
What condition will my apartment be in at move-in?
Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in great condition. Please complete your move-in inspection within 24-48 hours.
Can I request a specific floor or location?
Absolutely! We will note your preferences, and our team will do their best to match you.
How long will the apartment I want be available?
Availability changes quickly! We recommend submitting your application or placing a hold as soon as possible. Contact our leasing office for current availability.
What happens if my preferred apartment becomes unavailable?
Our leasing team will present you with comparable alternatives matching your preferences.
What is the lease renewal process?
We will notify you approximately 90 days before your lease expiration with renewal options.
How do I pay rent?
Rent can be paid securely through our online portal using a debit card, credit card, or ACH bank transfer.
When is rent considered late?
Rent is due on the 1st of each month. A late fee in the amount of 5% of your rent price will be applied if rent is not received by the 9th.
What other fees am I responsible for?
In addition to monthly rent, residents are responsible for utilities, amenity fee in the amount of $150, risk fee in the amount of $18, pet fees/rent if applicable.
Can I break my lease? If so, what are the stipulations?
Early termination is possible with 60 days' written notice. An early termination fee of 1 months' rent will apply. Any concessions used will be owed back. Please review your lease or contact our office.
When/How should I set up my utilities?
Residents do not have to set up their own utilities. Utilities will be billed through their resident portal.
Who are the internet providers?
Internet service is available through any provider.
Is maintenance offered?
Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday; emergency maintenance 24/7.
How do I submit a maintenance or service request?
Submit requests through your resident portal or call our leasing office at 720-769-9953. For emergencies, call 720-769-9953 immediately and if necessary, follow the prompts to get in touch with our on-call.
How long is the average maintenance request?
Standard requests are typically completed within 1-3 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.
Do you offer furnished or corporate apartments?
No, we do not offer furnished or corporate apartments at our community.
Do your apartments have in-home laundry?
Yes, all homes include a full-size washer and dryer.
What finishes and appliances come standard?
All homes at Kabin include:
- Stainless steel refrigerator, range, dishwasher
- Concrete flooring
- High ceilings
Do apartments have patios/balconies?
First floor apartments will have a private patio, all of our apartments come with a garage door.
Can I have a grill on my patio/balcony?
No. Per fire safety regulations, grills are not permitted on patios or balconies
Can I sublet my apartment or put it on Airbnb?
No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.
Can I paint my walls?
No. Painting is not allowed at our community.
Can I have shelves, curtains, posters, etc.?
Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.
What happens if something breaks in my apartment?
Submit a maintenance request through the resident portal as soon as possible. Our team will address it within 1-3 business days. For urgent issues (e.g., water leak, HVAC failure), call our office and follow the prompts to get in touch with our on-call immediately.
Do you have elevators?
Yes, we have one elevator located at our community.
What is the parking like?
We have open unassigned parking. Parking is included in the $150/month amenity fee.
Do you offer reserved parking?
No, we don't offer reserved parking at our community.
What if I have 2 cars or a car and a motorcycle?
You are allowed to park multiple vehicles onsite.
Does the community offer on-site recycling?
Yes, our community offers on-site recycling.
Where do I take my trash?
Residents can dispose of their trash outside of our community at the dumpsters.
What amenities does your community offer?
Kabin is located on a big campus with amenities including:
- Fitness Center

- Dog park
- Coffee Shop
- Courtyard
Is the pool open all year?
No, the pool is seasonal and is open approximately May through September.
Do you have outdoor spaces or green areas?
Yes! We have a courtyard area and dog park.
Where do my packages get delivered?
Packages are delivered to our package room directly in our Luxor system.
Are there additional storage options?
No, we do not have additional storage at our community.
Is there somewhere for me to keep my bicycle secured?
Yes, we do have a bike room located onsite.
Are there quiet hours?
Yes. Quiet hours are between 10:00pm to 8:00am daily.
When will I get access to amenities after move-in?
You will have full access to all amenities beginning on your move-in date.
Question: Are pets allowed?
Yes! We welcome pets at Kabin. Breed and weight restrictions may apply -- see our full pet policy.
Is there guest parking?
Yes, guests are able to park onsite at no cost!
How long can a guest stay with me?
Guests are welcome to stay for up to 14 consecutive days or 30 days per calendar year without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
What neighborhood is your community located in?
Our community is located in River North Art District (RiNo).
Are there grocery stores nearby? Are they within walking distance?
The closest grocery store is King Soopers which is located about 1 mile away.
What coffee shops are nearby?
We have a coffee shop onsite in our campus!
What is the nearest public transportation?
We are located right by the RTD!
